Scituate is a coastal town of owner-occupied houses. Detached homes are 86% of units and 1-unit attached 6%, with few apartments (ACS B25024); 88% of occupied homes are owner-occupied. The median unit dates to 1960; 24% predate 1940, 49% are from 1940 to 1979 and 14% from 2000 or later (ACS B25034). About 5% of housing units are vacant for seasonal or occasional use (ACS B25004).
Scituate is on the state's coastal-communities list (Massachusetts CZM), and much of it sits on the open Atlantic or the harbor. Homes on the beach streets and near the harbor take wind-driven salt and sand straight into the garage. Rollers grind, springs rust and the bottom seal tears. We use galvanized or coated hardware where we can and suggest a tune-up every year near the water. On a wide door that flexes in strong wind, an added reinforcing strut on the top section can help, and a steel door with a baked-on finish resists salt better than bare wood.
If your house sits empty part of the year, have the springs and opener checked before you close it up. A door that has sat unused through a damp winter often binds when you return, and a smart opener lets you check from away that the door is closed.
About a quarter of homes predate 1940, many with detached garages or barns. A carriage house door fits many of those openings.
The town is strict about the online process. "All permit applications, including building permits, are online only," plans have to be uploaded with the application, and "Any inspection requests must be completed through the online portal." The page also notes a fee increase for applications received from March 1, 2024 (Scituate Building/Inspections). Permit fees are town fees, separate from our price. On the state's chart, door replacement is a "maybe" for a permit and new installation a "yes" (mass.gov).
We install doors from Clopay, Garaga, Wayne Dalton and Amarr and service openers of any brand.
