Gardner has an old housing stock. Forty-one percent of units were built before 1940, 31% from 1940 to 1979 and 8% in 2000 or later, and the median unit dates to 1954 (ACS B25034). Detached houses are 47% of units, two- to four-unit buildings 25% and buildings of five or more 24% (ACS B25024). Fifty-nine percent of occupied homes are owner-occupied.
The state inventory lists the Heywood - Wakefield Company Complex (1983), the West Gardner Square Historic District (1985) and the Gardner Uptown Historic District (1999) on the National Register in Gardner (MHC inventory). It shows no local historic district. Register listing alone does not create a design review for replacing a private garage door.
Garages built before 1940 were made for smaller cars. Many are detached, with narrow openings and little headroom. We measure the opening, the headroom and the side room before quoting, and use low-headroom track when the ceiling is tight. Where an old door is rotted at the bottom, a new steel garage door avoids repeat repairs.
A quarter of Gardner's homes are in two- to four-unit buildings. In a shared garage, give each household its own remote or keypad code, and replace worn rollers before they jam a door that several people use.
Snow and ice build up at the bottom seal. If the door is frozen to the ground, free it before running the opener, or the opener can strip its gear or bend the top section. A worn seal can be replaced with new weatherstripping.
Under the state home improvement chart, a replacement garage door may need a building permit and a new installation does (mass.gov). We check with the city.
An opener can't fix a door that is out of balance. Before adding or replacing an opener on an old door, pull the release and lift the door by hand: it should stay put halfway up. If it drops or rises, the springs need adjusting first.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
