East Brookfield's housing spans old and new. Twenty-eight percent of units predate 1940, 31% are from 1940 to 1979 and 26% from 2000 or later; the median year is 1968 (ACS B25034). Detached houses are 85% of units and two- to four-unit buildings 12% (ACS B25024). Eighty-three percent of occupied homes are owner-occupied, and about 7% of units are seasonal (ACS B25004).
The older houses near the village often have a small detached garage or a barn. The houses built since 2000 usually have an attached two-car garage with an insulated door and an opener on the ceiling. The repairs differ. Old garages need squared openings, new framing and doors sized to fit; new garages need springs, rollers and opener service as they age.
Some units are seasonal homes. A garage closed for the winter can greet you in spring with a door that sticks or a spring that has broken. Lubricate the rollers and hinges before you leave and test the door when you return.
Torsion springs wear out with use. A family that parks in the garage every day may need new springs in under ten years. If one breaks, the opener can't lift the door safely; leave it closed. See torsion spring repair.
An opener that reverses for no reason usually has a misaligned or dirty photo eye. Wipe the lenses and check that both lights are steady. If that doesn't fix it, call us.
An insulated door helps if the garage shares a wall with living space.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
A door that rattles or squeals usually needs new rollers or lubrication on hinges and bearings, not a new opener. Nylon rollers with sealed bearings run quieter than steel ones. See garage door rollers.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
