Hampshire County

Goshen is a small Hampshire County hill town. About 28% of units are seasonal (ACS B25004). Detached houses are 88% of units and two- to four-unit buildings 7% (ACS B25024); 89% of occupied homes are owner-occupied. Fifty-one percent of units were built from 1940 to 1979, 20% before 1940 and 9% in 2000 or later; the median year is 1961 (ACS B25034).
The state inventory lists Mountain Rest (1983) on the National Register (MHC inventory). No local historic district is listed.
More than a quarter of homes are seasonal. Garages at seasonal properties are often small and unheated. A single-layer steel door suits them. If you're converting a seasonal house to year-round use, an insulated door and new weatherstripping cut drafts. See weatherstripping.
Half the housing is from 1940 to 1979. Doors from those decades, or doors replaced since, often hang on aging track. Signs of trouble:
Each points to a different part. We test the balance, the track alignment and the opener's force settings to find which.
Ice at the threshold can freeze the door to the slab. Free it by hand before using the opener.
Lock the door, unplug the opener and clear the tracks of leaves before winter.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
Safety sensors sit a few inches above the floor on each side of the door. Leaves, snow or a bumped bracket can block them, and the door will refuse to close. Clean the lenses and line them up until both lights stay steady.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
