Bedford has a sizable share of newer housing: 26% of units were built in 2000 or later. Nine percent predate 1940 and 45% are from 1940 to 1979, with a median build year of 1976 (ACS B25034). Detached houses are 64% of units, attached units 11% and buildings of five or more 17% (ACS B25024). Sixty-nine percent of occupied homes are owner-occupied.
Bedford's two local designations in the MHC inventory date to 1964: the Bedford Historic District and the Old Burying Ground. State law lets a local district commission review the type and style of doors visible from a public way (MGL c.40C §5 and §6). If your home is in the Bedford Historic District, ask the historic commission before you replace a street-facing garage door. National Register listings include the Bedford Depot Park, Old Billerica Road and Two Brothers Rocks-Dudley Road districts (MHC inventory).
Many houses from the 1950s and 1960s have one-car garages or a narrow two-car door. Original wood doors on those homes are heavy and drafty. A new steel garage door with insulation is the usual replacement.
The housing built since 2000 includes single-family homes and attached townhouses. In associations, the board usually sets the door style. Repairs on newer doors are mostly springs, cables and opener sensors.
A smart opener lets you check and close the door from your phone. Battery backup keeps the door working in a power outage.
The state chart lists a replacement garage door as a maybe and a new installation as a yes for a building permit (mass.gov). We check with Bedford before we begin.
Worn bottom and side seals let in cold air and leaves. New weatherstripping is a quick fix.
We install doors from Clopay, Garaga, Wayne Dalton and Amarr and repair LiftMaster, Chamberlain and Genie openers.
