Merrimac's housing is a mix of older and newer homes. Twenty-three percent of units were built in 2000 or later, 27% from 1940 to 1979 and 20% before 1940; the median year is 1982 (ACS B25034). Detached houses are 62% of units, attached houses 11%, two- to four-unit buildings 11%, buildings of five or more 9% and mobile homes 7% (ACS B25024). Eighty-one percent of occupied homes are owner-occupied.
Merrimac Inspectional Services handles residential building, electrical, plumbing and gas, mechanical and sprinkler permits online, and its page says "Paper permit applications will no longer be accepted." Building inspections are held Tuesday, Wednesday and Thursday from 7am to 12pm (Merrimac Inspectional Services). The state's home improvement chart lists a garage door replacement as a possible permit item and a new installation as a yes (mass.gov). If your job needs a permit, we file it online and book the inspection in that window.
Nearly a quarter of homes are from the last 25 years, and about one in nine is an attached house. Newer garages usually have insulated steel doors on torsion springs. In an association, the board typically picks the door style. We match it and can replace an owner's opener without changing the outside look.
Homes built before 1940 often have detached garages or barns with nonstandard openings. Low headers call for low-headroom track and sometimes a wall-mount opener.
About 7% of units are mobile homes. Carports and small garages at these homes often use lighter doors; we size springs to the door's actual weight.
If you hear a loud bang and the door won't lift, a spring has likely snapped. Don't run the opener. See broken spring repair.
Lubricate hinges and rollers yearly and test the auto-reverse with a board on the floor.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
