Leominster is a city with a mixed housing stock. Detached houses are 47% of units, two- to four-unit buildings 20% and buildings of five or more 27% (ACS B25024); 62% of occupied homes are owner-occupied. The median unit dates to 1967; 23% predate 1940, 42% are from 1940 to 1979 and 12% from 2000 or later (ACS B25034).
One unit in five is in a two- to four-family building, and many of those houses near downtown have a small detached garage at the back of the lot. Those garages often have extension springs without safety cables and doors that rot along the bottom. We add cables, convert to torsion where the framing allows, or replace the door with a lighter steel one. If the garage is shared, tell us which owner is booking.
The MHC inventory lists the Monument Square Historic District on the National Register (1982), along with several former factory complexes. Leominster has no local historic district on the MHC list, so a door change downtown needs no commission sign-off.
Capes, ranches and split-levels from the 1950s to 1970s make up much of the rest of the city. Typical calls are a broken spring, rollers worn flat and an opener whose remote has stopped working.
The building department says it "has thirty days to review and issue a permit upon submission of a completed application," and the thirty days do not start until all documentation and fees are in; incomplete applications are not kept on file (Leominster Building Department). If a project needs a permit, allow for that window. On the state's chart, door replacement is a "maybe" for a permit and new installation a "yes" (mass.gov).
About a quarter of units are in larger buildings, where associations usually set the door style; we match the existing doors.
We source doors from Clopay, Garaga, Wayne Dalton and Amarr and service LiftMaster, Chamberlain, Genie and other openers.
