Nantucket County
More than half of Nantucket's housing units (55%) are seasonal (ACS B25004), and the town is on the state coastal-communities list (Massachusetts CZM). Detached houses are 79% of units, attached houses 9% and two- to four-unit buildings 10% (ACS B25024). Seventy-two percent of occupied homes are owner-occupied. Twenty-one percent of units predate 1940, 22% are from 1940 to 1979 and 24% from 2000 or later; the median year is 1984 (ACS B25034).
The state inventory lists the Nantucket Historic District (1970) as a local historic district, along with individual listings such as Brant Point Light Station and Sankaty Head Light (MHC inventory). The Nantucket Historic District has been on the National Register since 1966 (MHC inventory). The Nantucket Historic District Commission (HDC) works under Acts 1970 Chapter 395 (as amended), a separate act from MGL c.40C. Across the district, construction or alterations that affect exterior architectural features need HDC review and approval first, with an application for a Certificate of Appropriateness. Ask about HDC review before changing a garage door's style, material or color.
The Nantucket Building Office, part of Planning & Land Use Services, keeps office hours Monday through Friday, 7:30 a.m. to 4:00 p.m., and inspection appointments can be made by phone or in person during office hours (Nantucket Building Office). The state's home improvement chart says a replacement door may need a permit and a new installation does (mass.gov).
Homes near salt water see more rust. Springs, cables, hinges and track bolts rust sooner. Galvanized springs, stainless or coated hardware and nylon rollers hold up better. Rinse the door and hardware with fresh water a few times a year.
With most homes used part of the year, a garage may sit closed for months. Plan a tune-up before the season. A smart opener lets you check the door from the mainland.
