Barnstable County

Mashpee is a Cape Cod town with many second homes: 30% of housing units are seasonal or occasional-use (ACS B25004). Its housing is young for the Cape. Only 2% of units predate 1940, 23% are from 1940 to 1979 and 26% from 2000 or later, and the median unit dates to 1988 (ACS B25034). Detached houses make up 70% of units, attached houses 12% and mobile homes 3% (ACS B25024). Eighty-two percent of occupied homes are owner-occupied, and Mashpee is on the state coastal-communities list (Massachusetts CZM).
The state inventory lists the Mashpee Historic District (2007) as a local historic district (MHC inventory). A commission in a local district reviews exterior changes visible from a public way (MGL c.40C §5 and §6). If your house is inside it, check with the town before replacing a garage door you can see from the street.
A door that sits closed through the off-season can stick, and opener batteries and remote batteries die. Lock out the opener when you close up the house, and have the door looked at when you open it again. A garage door tune-up includes springs, cables, rollers and the safety reverse.
About one unit in eight is attached. Associations usually set door style and color and sometimes contract the maintenance. Ask the manager before we order a new door.
Salt air shortens the life of springs and hinges. Galvanized springs, coated hardware and a steel door with a factory finish hold up better near the water. See steel garage doors.
The state chart says replacing a garage door may need a building permit and a new one does (mass.gov). We check with Mashpee.
Homes from the 1980s on usually have torsion springs and openers with photo-eye sensors. If the door reverses for no reason, wipe the lenses and check the sensors are lined up.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
