Dalton's housing is mainly postwar. Fifty-two percent of units were built from 1940 to 1979, 28% before 1940 and 6% in 2000 or later; the median year is 1957 (ACS B25034). Detached houses are 68% of units, two- to four-unit buildings 15% and buildings of five or more 12% (ACS B25024). Seventy-one percent of occupied homes are owner-occupied, and about 6% of units are seasonal (ACS B25004).
The state inventory lists the Cranesville Historic District (2005) on the National Register (MHC inventory). It shows no local historic district, so Register listing alone doesn't require review of a new garage door.
The Building Department page says it approves plans and issues building, demolition, sign, pool and solid-fuel appliance permits, such as woodstove and pellet stove permits (Dalton Building Department). The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We check with the department about your job.
The median home is from 1957. These houses often have a one-car garage, attached or detached, with an opening narrower than today's doors. Many doors were replaced in the 1980s or 1990s with uninsulated steel, and the original track may still be in place. Bent track and worn rollers make a door noisy. See off-track repair.
Two- to four-unit buildings sometimes have a row of garage bays. We can service each bay and set them up with keypads.
If you burn wood, don't stack firewood against the door's tracks or springs. Bark and debris jam the rollers.
Use a light lubricant on rollers and hinges in fall. Thick grease stiffens in the cold.
If your opening is eight feet wide or less, a new door can still be insulated and have windows. For a wider car, the opening can sometimes be widened, but that is framing work and may need a permit. We measure and explain the options.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
