Swansea is almost all single-family housing. Detached houses are 90% of units, with only 5% in buildings of five or more (ACS B25024); 85% of occupied homes are owner-occupied. The median unit was built in 1966; 22% predate 1940, 51% are from 1940 to 1979 and 14% from 2000 or later (ACS B25034).
Swansea is on the state's coastal-communities list (Massachusetts CZM), with shoreline on Mount Hope Bay and tidal rivers. Homes in the shore neighborhoods get damp, salty air, and garage door hardware there rusts faster than it does inland. Springs, cables and bottom brackets go first. We replace rusted parts with galvanized ones where we can, and a yearly tune-up with lubrication slows the damage.
The MHC inventory lists five National Register districts, all from 1990: Swansea Village, Luther's Corner, Hortonville, Barneyville and The Colony. None is a local historic district, so a door change there does not need a commission certificate. Older houses in those villages often have detached garages or barns where a carriage house door fits the look.
Half the town was built from the 1940s to 1970s. Raised ranches put the garage under the living room, where a loud chain-drive opener is felt upstairs; a belt-drive opener is quieter. Common repairs on these doors are broken springs, flat-spotted rollers and safety sensors knocked out of line.
Shore homes that lose power in a storm can be stuck if the opener has no battery. Learn where the red manual-release cord is, and pull it only with the door fully closed. A door with a broken spring should stay shut until we get there.
The state's home-improvement chart lists garage door replacement as a "maybe" and new door installation as a "yes" for a building permit (mass.gov).
We install doors from Clopay, Garaga, Wayne Dalton and Amarr and service LiftMaster, Chamberlain, Genie and other openers.
