Peabody is a suburban city of single-family houses built after the war. The American Community Survey (2020-2024) puts the median year built at 1966, with 43% of housing units built from 1940 to 1979 and 16% since 2000 (ACS B25034). Detached single-family homes are 51% of units and 66% of occupied homes are owner-occupied (ACS B25024, B25003).
That profile means many attached garages on ranches, raised ranches and colonials. Houses from the 1960s and 1970s commonly have a 16-foot double door or two 8- or 9-foot singles. A double door is heavy, and when a torsion spring breaks the opener cannot lift it safely; don't keep trying. We replace springs in matched pairs on a two-spring door so they wear evenly. For doors that are past repair, a 16-by-7 insulated steel door is a typical replacement in that style of house. We can source from Clopay, Garaga, Wayne Dalton and Amarr.
Many of these garages have the original or second-generation chain-drive opener. When it goes, a quieter belt-drive or a smart opener is an easy swap. We install and service every opener brand, including LiftMaster, Chamberlain and Genie.
Peabody appears on the Massachusetts CZM list of coastal communities (CZM). Most of the city is inland from the water, so salt exposure varies a lot by neighborhood; we look for rust on the springs and brackets either way.
The Massachusetts Historical Commission inventory lists no local historic districts in Peabody; it does include the Washington Street Historic District (1985) and the Peabody Civic Center (1980) on the National Register (MHC inventory). The state home-improvement chart lists door replacement as "maybe" requiring a building permit and door installation as "yes" (mass.gov); check with the Peabody building department for your job.
