Dudley's housing is mostly midcentury. Forty-three percent of units were built from 1940 to 1979, 24% before 1940 and 13% in 2000 or later; the median unit dates to 1967 (ACS B25034). Detached houses are 70% of units and two- to four-unit buildings 21% (ACS B25024). Seventy-three percent of occupied homes are owner-occupied.
The state inventory lists three National Register entries in Dudley: the Stevens Linen Works Historic District (2010), the Black Tavern (2019) and the Dudley Hill Historic District (2019) (MHC inventory). The inventory shows no local historic district in town. Register listing alone does not require approval to replace a garage door on a private house.
Postwar ranches and capes often have a single-car garage, attached or set back on the lot. Many original doors are wood with extension springs along the tracks. When an extension spring breaks it can whip, so make sure safety cables run through the springs. We can add them during extension spring repair.
About a fifth of Dudley's units are in two- to four-unit buildings. Where a garage is shared, a separate remote or keypad code for each household makes it easy to change a code when a tenant moves out.
If panels are cracked or the bottom section has rotted, we can sometimes replace a single section. When the whole door is worn, a steel door with a polyurethane core is lighter to balance than old wood. See door replacement. The state home improvement chart says a replacement may need a permit, so we confirm with the town (mass.gov).
Test the auto-reverse each month: lay a two-by-four on the floor under the door and close it. The door should reverse when it touches the wood.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
