Brookfield's housing includes many manufactured homes. Detached houses are 69% of units and mobile homes 20% (ACS B25024). Eighty-eight percent of occupied homes are owner-occupied. Thirty percent of units were built in 2000 or later, 26% from 1940 to 1979 and 22% before 1940; the median year is 1982 (ACS B25034). About 2% of units are seasonal (ACS B25004).
The state inventory lists the Evangelical Congregational Church (1990), the Brookfield Common Historic District (1990) and the Elm Hill Farm Historic District (1991) on the National Register (MHC inventory). It lists no local historic district, so a garage door change doesn't need district approval.
One home in five is a mobile home. Garages and carports at these homes often use lighter, smaller doors. Springs must be sized to the actual door weight, and we weigh the door before choosing them. An opener for a light door can be a compact belt or chain drive.
Nearly a third of the housing is from the last 25 years. These homes typically have attached garages with insulated steel doors on torsion springs. When a spring breaks, we replace both. See torsion spring repair.
Prewar homes and farms often have barns or detached garages with wide, low openings. A carriage house door keeps the look of hinged doors while opening overhead.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We check with Brookfield.
Clear ice from the bottom seal and free a frozen door before running the opener. See weatherstripping.
A chain-drive opener is durable and handles a heavy wood door. A belt drive is quieter when a bedroom sits near the garage. Either can add battery backup and a keypad. See chain drive openers.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
