Franklin County

Erving is a small town with older houses and a share of small multi-family buildings. Thirty-seven percent of units were built before 1940, 31% from 1940 to 1979 and 16% in 2000 or later; the median year is 1957 (ACS B25034). Detached houses are 74% of units, two- to four-unit buildings 20% and attached houses 4% (ACS B25024). Eighty-two percent of occupied homes are owner-occupied, and about 2% of units are seasonal (ACS B25004).
With over a third of the housing from before 1940 and a fifth in two- to four-unit buildings, many garages are detached and small, sometimes shared between apartments. Doors may be tilt-up, swing or older sectional doors with extension springs. Extension springs without safety cables are a hazard: if one breaks, it can fly loose. We add cables or convert to a torsion spring.
Older garages may be narrower or shorter than today's standard doors. We measure and can order a door to size. Low-headroom track helps where the ceiling is tight.
Houses from 1940 to 1979 often have attached one-car garages. Many have had a newer door hung on original track. Worn rollers and loose brackets make noise and wear the opener. See garage door rollers.
Homes from 2000 on usually have insulated steel doors. Their springs are rated for a set number of cycles and wear out with daily use.
Driveways that slope toward the garage collect water and ice at the bottom seal. A thicker seal and keeping the threshold clear let the door close fully.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
