Berkshire County

Sheffield is a southern Berkshire town with a mix of old and new housing. Twenty-six percent of units were built before 1940, 31% from 1940 to 1979 and 22% in 2000 or later; the median year is 1975 (ACS B25034). Ninety percent of units are single-family detached (ACS B25024), and 82% of occupied homes are owner-occupied. About 10% of units are seasonal (ACS B25004).
The state inventory lists the Ashley Falls Historic District (1980) as a local historic district (MHC inventory). In a chapter 40C district, exterior changes visible from a public way go to the commission (MGL c.40C §5 and §6). If your garage faces the road inside the district, talk to the commission before ordering. A carriage-style door in a painted or wood-look finish is often an easier conversation than flush steel.
The Sheffield Plain Historic District (1988) and the Sheffield Center Historic District (1989) are on the National Register (MHC inventory). Register listing by itself doesn't require a review for a garage door.
More than a fifth of the homes date from 2000 on. Their garages usually have insulated steel doors, a ceiling opener and torsion springs sized at the factory. When the first spring breaks, replace both so the door stays balanced. See torsion spring repair.
Older farms keep barns used as garages and workshops. Sliding barn doors sag as their top track wears. We can replace rollers and track on a slider, or frame the opening for an overhead door if there's room above.
For a house that sits empty part of the year, a smart opener tells you from your phone whether the door is closed. Unplug a basic opener before leaving if no one will check on the house.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town before work.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
