Lawrence is a renter city of two- and three-families. In the American Community Survey (2020-2024), 44% of its housing units are in buildings of two to four units, 29% in buildings of five or more and 19% are detached single-family houses; only 28% of occupied homes are owner-occupied (ACS B25024, B25003). The median year built is 1950 and 44% of units were built in 1939 or earlier (ACS B25034).
With nearly three-quarters of homes rented, the person arranging a garage door repair in Lawrence is often a landlord or a property manager rather than the person who parks there. That changes what matters. Landlords want a repair that lasts and paperwork they can file. We are licensed and insured, and proof of insurance, license and 1099 are available on request.
The garages themselves are mostly detached bays behind multi-family houses, some shared by every unit, some rented separately. The parts that fail first under shared use are springs, cables and rollers. Older doors in these garages are often manual, and adding an opener means checking the door is balanced first; an opener on an unbalanced door burns out fast. We install and service all opener types and brands, including LiftMaster, Chamberlain and Genie. Where tenants share a garage, a keypad avoids handing out remotes.
The Massachusetts Historical Commission inventory lists four local historic districts in Lawrence: Prospect Hill (2003), Jackson Terrace (2001), North Common (2001) and Mechanics Block (2002) (MHC inventory). In those districts, state law treats doors visible from a public street as exterior architectural features needing commission approval before they change (MGL c.40C §5 and §6).
The state home-improvement chart lists door replacement as "maybe" needing a building permit and door installation as "yes" (mass.gov). Lawrence Inspectional Services decides for your property.
When a door is beyond repair, we can source steel, insulated and carriage-house doors from Clopay, Garaga, Wayne Dalton and Amarr, measured to the actual opening.
