Dedham's housing leans older. Thirty percent of its housing predates 1940, another 46% dates from 1940 to 1979, and the median year built is 1956 (ACS B25034). Detached single-family homes are 65% of units; 10% are in two- to four-unit buildings and 18% in buildings of five or more (ACS B25024). Seventy-three percent of occupied homes are owner-occupied.
The MHC inventory lists three local historic districts in Dedham: Connecticut Corner (1975), Federal Hill (2007) and Franklin Square - Court Street (2008). National Register listings include the Dedham Village Historic District (2006), the Stony Brook Reservation Parkways (2006) and the Mother Brook Lower Mill Pond Historic District (2025). In a local district, the state law makes doors visible from a street part of what the commission reviews (MGL c.40C §5 and §6). On those streets we suggest a door with period proportions, such as a carriage-house style design, and leave time for the commission's review.
Dedham's Building Department page is blunt: "Contact us BEFORE you start any work!" The department runs online permitting through OpenGov and keeps digital permit records from 2007 to the present, which helps if you want to know what was permitted on your house before you bought it. Inspector office hours are early morning and late afternoon on weekdays. The state's chart lists garage door replacement as a "maybe" for a permit and new door installation as a "yes" (mass.gov).
Prewar and early postwar houses often have a narrow single-car garage, sometimes detached, with little headroom over the door. Standard torsion hardware can crowd the ceiling, so low-headroom track or a wall-mount opener mounted beside the door is often the cleanest fix. Wood doors on these garages commonly need panel replacement or a full new door.
We source Clopay, Garaga, Wayne Dalton and Amarr doors and work on openers from LiftMaster, Chamberlain, Genie and others.
