Franklin County

Warwick is a small Franklin County town of detached, owner-occupied houses. Ninety-one percent of units are single-family detached (ACS B25024), and 89% of occupied homes are owner-occupied. Thirty-two percent of units were built before 1940, 25% from 1940 to 1979 and 13% in 2000 or later; the median year is 1974 (ACS B25034). About 9% of units are seasonal (ACS B25004).
About one home in eleven is seasonal. A garage that's shut for a season tends to fail in predictable ways: the spring rusts, the rollers stiffen and mice move into the bottom seal. Look at all three before you open the door for the first time. If the door is heavy by hand, don't use the opener; the spring may be broken.
A third of homes predate 1940. Many have detached garages or barns rather than attached ones. Doors on those buildings range from old wood sliders to newer steel sectionals. A slider that drags usually needs new rollers and a straightened top track. A sectional that won't stay open usually needs spring adjustment. See broken spring repair.
Homes built in recent decades tend to have attached two-car garages with insulated doors. Their openers are often due for replacement after 15 to 20 years. Choose one with a battery backup if storms cut power where you live.
Before snow:
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town before work.
Grit tracked in on tires settles in the lower track and the bottom seal. Sweep it out each season. Wipe the tracks clean instead of greasing them, since grease holds dirt.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
