Dartmouth has a broad housing mix. The median unit was built in 1973. Eighteen percent of units predate 1940, 44% are from 1940 to 1979 and 17% from 2000 or later (ACS B25034). Detached houses are 76% of units, and two- to four-unit buildings and buildings of five or more are each 10% (ACS B25024). Seventy-six percent of occupied homes are owner-occupied, and about 3% of units are seasonal (ACS B25004).
The MHC inventory lists the Russells Mills Village Historic District, established in 1998, as a local historic district. In a local district, the commission can review exterior features seen from a public way, and the statute names doors (MGL c.40C §5 and §6). Ask the historic commission before changing a visible garage door there. Padanaram Village, Hixville Village, Tucker Farm and the Apponegansett Meeting House are on the National Register (MHC inventory), which alone brings no design review.
Dartmouth is on the state coastal-communities list (Massachusetts CZM). Homes near the harbor and shore see faster rust on springs, cables and fasteners. Galvanized or stainless hardware lasts longer, and a yearly tune-up catches corrosion before a cable frays.
Most homes were built between the 1940s and 1970s. We often replace original wooden doors with insulated garage doors and swap tired extension springs for a torsion system.
One in ten units is in a two- to four-family building. Shared garages may have several doors on separate openers; tell us which unit owns which door.
According to the state's home improvement chart, replacing a door may require a permit and new installation does (mass.gov). We confirm with the town before we start.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain and Genie openers.
