Westford is a town of owner-occupied, detached houses. Seventy-nine percent of units are detached and 10% are in buildings of five or more (ACS B25024); 86% of occupied homes are owner-occupied. The median unit dates to 1983. Sixteen percent of units predate 1940, 29% are from 1940 to 1979 and 21% from 2000 or later (ACS B25034). About 2% of units are seasonal (ACS B25004).
Westford Center, Forge Village, Graniteville, Parker Village and Brookside are all National Register districts (MHC inventory). The state inventory lists no local historic district in Westford, so Register listing alone doesn't add a design review for a garage door. Older houses in those villages often have barns or detached garages that suit a carriage house door.
The biggest share of Westford housing went up in the 1980s and 1990s, typically colonials with two- or three-car garages. Original doors from that period are often uninsulated pressed steel. We replace them with insulated garage doors and new rollers and seals.
Openers installed when those homes were built are reaching the end of their life. A belt-drive opener is quieter under a bedroom, and a smart opener lets you close the door from your phone.
Torsion springs tend to break on the coldest mornings. If you hear a loud bang and the door won't lift, the spring has likely snapped. Don't try to lift the door by hand or with the opener; it is very heavy without the spring.
State guidance treats a door replacement as a possible permit item and a new door as requiring a permit (mass.gov).
Barn openings in the older villages are often odd sizes. We measure first and quote a custom door if a standard one won't fit.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain and Genie openers.
