Phillipston is a small town of owner-occupied houses. Detached houses are 89% of units and attached houses 6% (ACS B25024); 92% of occupied homes are owner-occupied. About 17% of units are seasonal (ACS B25004). Twenty percent of units were built in 2000 or later, 28% from 1940 to 1979 and 12% before 1940; the median year is 1984 (ACS B25034).
The state inventory lists the Templeton Farm Colony (1994) and the Phillipston Center Historic District (1999) on the National Register (MHC inventory). It shows no local historic district, so Register listing alone doesn't require review of a new garage door.
The Building Department keeps office hours on Wednesdays from 5 to 7 PM. A Tax Compliance bylaw requires property owners to be current on municipal taxes and charges before a permit is issued (Phillipston Building Department). The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). If your project needs a permit, plan around the Wednesday hours and the tax certificate.
About one unit in six is held for seasonal use. Garages at seasonal properties are often small and unheated, with doors that sit closed for months. Springs can rust and rollers seize. A check at the start of each season, and a fresh bottom seal, keep mice and water out.
The median house is from 1984. Garage doors from that era are often uninsulated steel or hardboard. Hardboard panels swell and crack with moisture. A new insulated steel door lasts longer.
Long driveways and wooded lots mean storms and outages. A battery-backup opener keeps the door working, and a flexible seal stays soft in the cold.
If the door is suddenly very heavy, a spring has likely broken. Leave it down. See broken spring repair.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
