Rowley's housing spans many eras. Twenty-three percent of units predate 1940, 33% are from 1940 to 1979 and 19% from 2000 or later; the median year is 1975 (ACS B25034). Detached houses are 70% of units, attached houses 12% and buildings of five or more 11% (ACS B25024). Eighty-two percent of occupied homes are owner-occupied, and Rowley is on the state coastal-communities list (Massachusetts CZM).
The state inventory lists three local historic districts from 1988: the Rowley Center Historic District, the Glen Mills Historic District and the Platts - Bradstreet House (MHC inventory). In a chapter 40C district, the commission reviews exterior changes that can be seen from a public way (MGL c.40C §5 and §6). If your property is in one of these, ask before replacing a visible garage door.
Many prewar homes have barns, ells or carriage sheds that now serve as garages. Openings can be wide, low or out of square. We measure carefully and size the door to the opening, adding framing where it's needed. See carriage house doors.
Twelve percent of units are attached houses. Associations usually set the door model and color; we match the approved door, and can replace an owner's opener without changing the look.
Homes from the last 25 years usually have insulated steel doors on torsion springs and openers with photo-eye sensors. When a spring breaks, both should be replaced. See broken spring repair.
Homes close to salt water see faster rust on springs and hardware. Coated hardware and galvanized springs last longer. Rinse them a few times a year.
The state's home improvement chart lists a garage door replacement as a possible permit item and a new installation as a yes (mass.gov). We check with Rowley.
A worn bottom seal lets in water and leaves. New weatherstripping fixes it.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
