Much of Maynard's housing is old. Thirty-four percent of units were built before 1940, 35% from 1940 to 1979 and 12% in 2000 or later; the median unit dates to 1963 (ACS B25034). Detached houses are 62% of units, two- to four-unit buildings 12% and buildings of five or more 17% (ACS B25024). Seventy-five percent of occupied homes are owner-occupied.
Many pre-1940 Maynard homes have small detached garages with narrow openings and low headers. Old wood doors on those garages are heavy and often run on extension springs without safety cables. We replace springs, add cables and fit new doors sized to the opening, with low-headroom track where needed. See extension spring repair.
About three in ten units are in multi-unit buildings. Shared garages often have several doors with separate openers. In condo complexes, ask the association who is responsible for the door before booking a repair.
Maynard's Building & Inspections Division, at 195 Main Street, says building, electric, plumbing and gas permit processing "can now be completed online," and that "Permit Applications or Requests for Inspections will not be accepted via email." The office lists Tuesday hours of 8am to 7pm and Friday hours of 8am to noon (Maynard Building & Inspections). State guidance says replacing a door may need a permit and a new installation does (mass.gov).
Houses from the 1940s to the 1970s usually have single or narrow double garages. An insulated steel door and a new opener with photo-eye sensors are typical upgrades.
If ice freezes the bottom seal to the floor, free it before running the opener.
Since Maynard won't take emailed applications, a permitted door job goes through the online system. When we handle the job, we file it; if you file as a homeowner, we work from your permit.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and repair openers of any brand.
