Pembroke is a town of owner-occupied houses: 83% of units are detached, 6% are 1-unit attached and 90% of occupied homes are owned (ACS B25024). Half the stock (50%) was built from 1940 to 1979, 17% in 2000 or later and only 8% before 1940; the median unit dates to 1974 (ACS B25034).
Pembroke is on the state's coastal-communities list (Massachusetts CZM) because of the tidal North River on its northern edge, and the town also has several large ponds. Garages near water and wetlands stay damp, so springs, cables and bottom brackets rust sooner. Galvanized cables and a yearly tune-up help, and a fresh bottom seal keeps out water that runs down the driveway.
The MHC inventory lists two local historic districts: North Pembroke (1984) and Pembroke Center (1990). Massachusetts law counts the type and style of doors visible from a street as exterior architectural features in those districts (MGL c.40C §5 and §6), so a new door on a house there may need a certificate from the historic commission first.
Most homes date from the 1950s through the 1980s. On those, the common calls are a snapped torsion spring, frayed lift cables, worn nylon rollers and chain-drive openers that have lost their force settings. When a door is beyond repair, an insulated steel door is the usual replacement and cuts drafts into rooms over the garage.
On the state's home-improvement chart, garage door replacement is a "maybe" and a new door installation is a "yes" (mass.gov).
Many Pembroke colonials have a bonus room above a two-car bay. An uninsulated door and a gap at the bottom seal make that room cold in January, and a new seal or an insulated door is the cheapest fix.
We install doors from Clopay, Garaga, Wayne Dalton and Amarr and service any opener brand.
