Hamilton's housing is mostly from the middle of the last century: 59% of units were built from 1940 to 1979, 21% before 1940 and 5% in 2000 or later, with a median year of 1958 (ACS B25034). Detached houses are 84% of units (ACS B25024), and 85% of occupied homes are owner-occupied. About 3% of units are seasonal (ACS B25004).
The state inventory lists the Hamilton Historic District (1972) as a local historic district; it is also on the National Register, along with the Asbury Grove Historic District (2009) (MHC inventory). In a chapter 40C district, the commission reviews exterior changes visible from a public way (MGL c.40C §5 and §6). If your home is inside the district, check with the commission before replacing a visible garage door.
Ranches and capes from the 1950s and 1960s often have one-car attached garages, or a detached garage set back on the lot. Many have wood doors that have taken in water at the bottom. When the bottom section is soft, we replace it if a matching section is made, or replace the door. See panel replacement.
One home in five predates 1940. Barns and carriage sheds on these lots may have openings that aren't standard. A replacement door sized to the opening keeps the building's look.
Rusted cables fray before they break. If you see loose strands near the bottom brackets, stop using the door and call for cable and drum repair.
Under the state chart, a replacement door may need a permit and a new installation does (mass.gov). We check with Hamilton.
Replace any opener without photo-eye sensors. Battery backup keeps the door working in an outage.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
