Arlington's homes were mostly built before the 1960s. The American Community Survey (2020-2024) shows a median year built of 1945, with 47% of housing units from 1939 or earlier and another 39% from 1940 to 1979 (ACS B25034). Detached single-family houses are 38% of units and two- to four-unit buildings, mostly two-families, another 29%; 62% of occupied homes are owner-occupied (ACS B25024).
Arlington's two-families and older single-families often have a detached one- or two-car garage at the back of a long driveway. Two households may share it, which doubles the daily cycles on the springs. A broken spring is the call we expect most in that setting, followed by worn rollers and frayed lift cables. For shared garages, a keypad and separate remotes keep both units moving, and a battery-backup opener helps when a storm knocks out power. We install and service every opener brand, including LiftMaster, Chamberlain and Genie.
Detached garages from the 1920s to 1940s are often a little out of square after a century of frost. A replacement door is built to the measured opening, and new jambs are part of the quote when the old wood is soft. We can source those doors from Clopay, Garaga, Wayne Dalton and Amarr, including carriage-house designs that match older houses.
The Massachusetts Historical Commission inventory lists seven local historic district areas in Arlington: Broadway, Central Street, Pleasant Street, Russell Street, Jason-Gray and Avon Place among them (MHC inventory). In those districts, state law counts doors open to view from a public street as exterior architectural features, and changing them needs a certificate from the historic district commission first (MGL c.40C §5 and §6).
For building permits, the state's home-improvement chart lists door replacement as a "maybe" and door installation as "yes" (mass.gov); Arlington Inspectional Services has the final word.
