Dunstable is a small town of owner-occupied detached houses. Ninety-six percent of units are single-family detached (ACS B25024), and 97% of occupied homes are owned. Nine percent of units predate 1940, 28% are from 1940 to 1979 and 18% from 2000 or later; the median year is 1987, so most homes were built in the 1980s and 1990s or later (ACS B25034). About 2% of units are seasonal (ACS B25004).
The state inventory lists the Dunstable Center Historic District (2018) on the National Register (MHC inventory). It lists no local historic district, so Register listing alone doesn't require approval to replace a garage door.
Houses from the 1980s and 1990s usually have attached two-car garages, sometimes under the house. By now many original doors and openers are worn out. Panels dent, seals crack and chain-drive openers get loud. A belt-drive opener with battery backup is quieter, and an insulated door helps a room above the garage. See belt drive openers.
Torsion springs are rated for a set number of open-and-close cycles. Families who use the garage as their front door wear them out sooner. If the door is crooked or a cable hangs loose, stop using it and call for cable and drum repair.
Power outages on wooded roads can leave the car inside. Learn where the manual release is, and pull it only with the door fully closed.
Some properties have a second garage or barn. An unheated outbuilding can use a non-insulated door.
The state's home improvement chart lists a garage door replacement as a possible permit item and a new installation as a yes (mass.gov). We check with Dunstable before starting.
Keep the bottom seal clear of ice and replace it if it's cracked. See weatherstripping.
