Cummington's housing is old. Half of all units were built before 1940, 25% from 1940 to 1979 and 7% in 2000 or later; the median year is 1940 (ACS B25034). Detached houses are 75% of units, two- to four-unit buildings 18% and mobile homes 3% (ACS B25024). Eighty-six percent of occupied homes are owner-occupied, and about 3% of units are seasonal (ACS B25004).
With half the homes from before 1940, garages are often carriage sheds, barns or small detached buildings put up after cars arrived. Their openings vary in width and height, and many are out of square. We measure the opening at the top, middle and bottom, then order a door to the smallest dimension and frame in the gaps. That keeps the door sealing tight.
Some old garages still have hinged or sliding wood doors. If you like them, we can rehang them on new hinges or rollers. If you want an overhead door, we check the headroom and the header first. A carriage house door gives the look of a swing door with overhead operation.
About one unit in five is in a two- to four-unit building. A shared garage gets a lot of use. Plan a yearly check of springs, cables and auto-reverse.
A quarter of homes are from 1940 to 1979. Many have extension springs; make sure each has a safety cable.
Wood doors absorb water at the bottom edge. Seal or paint the bottom rail and replace a worn seal.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
Chewed seals let mice in. Steel bottom retainers last longer.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
