In Belchertown, 87% of occupied homes are owner-occupied. Detached houses are 76% of units, two- to four-unit buildings 12% and mobile homes 5% (ACS B25024). The median unit was built in 1984. Nineteen percent of units are from 2000 or later, 32% from 1940 to 1979 and 10% from before 1940 (ACS B25034).
The state inventory lists the Belchertown Center Historic District (1990) as a local historic district (MHC inventory). The same district and the Belchertown State School (1994) are on the National Register (MHC inventory). In a local district, the commission reviews exterior changes visible from a public way (MGL c.40C §5 and §6). If your house is near the center, ask the commission before changing a visible garage door.
Much of the housing is from recent decades, often with two-car attached garages and steel doors on torsion springs. Springs set for an uninsulated door may be wrong for a heavier replacement. We weigh and balance the door when we install. See garage door installation.
About one unit in twenty is a mobile home. Detached garages next to them are often small with a light single door. A basic chain drive opener runs it well.
Twelve percent of units are in two- to four-unit buildings. A shared garage is easier with a keypad and a separate code for each household.
Under the state's home improvement chart, a garage door replacement may need a permit and a new installation does (mass.gov). We check with the town.
If a door is hit and comes off its rollers, don't run the opener. Unplug it and call for off-track repair.
Check whether there's a gap in the spring above the door, whether both cables are on their drums, and whether the opener's sensor lights are on. Pull the release cord only with the door fully closed. A quick description helps us bring the right parts.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
