Franklin County

Rowe is a small Franklin County town of about 260 housing units. Ninety-four percent are single-family detached and 4% are mobile homes (ACS B25024); 91% of occupied homes are owner-occupied. Forty percent of units were built before 1940, 38% from 1940 to 1979 and 7% in 2000 or later; the median year is 1959 (ACS B25034). About 18% of units are seasonal (ACS B25004).
Rowe's Inspection/Permitting page says a building permit must be obtained before any construction, new or alteration, on a house or outbuilding, whether the work is done by the owner or a contractor. It also says owners should see that contractors obtain the proper permits (Rowe Inspection/Permitting). The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). A detached garage is an outbuilding, so ask before changing its opening or framing. We handle the application when one is needed.
Four in ten homes predate 1940. Garages on these properties are often barns or sheds. Before installing an overhead door, we check the header, the jambs and the headroom. Where the ceiling is low, a wall-mount opener frees space above the door.
Close to four in ten homes are from 1940 to 1979. Many garages from those years have extension springs. Make sure each spring has a safety cable through it.
About one home in six is seasonal. Before leaving for the winter, run the door, lubricate it and unplug the opener. When you return, lift it halfway by hand to check balance.
Snow and ice at the threshold freeze doors shut. Free the door by hand and replace a cracked bottom seal.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
