North Adams is an old mill city. Fifty-nine percent of housing units were built before 1940 and only 2% in 2000 or later; the median year is 1938 (ACS B25034). Detached houses are 43% of units, two- to four-unit buildings 30% and buildings of five or more 23% (ACS B25024). Fifty-one percent of occupied homes are owner-occupied, so nearly half are rented. About 2% of units are seasonal (ACS B25004).
The state inventory lists several North Adams districts on the National Register, among them the Freight Yard and Monument Square - Eagle Street historic districts (1972) and the Church Street Historic District (1983) (MHC inventory). It lists no local historic district, so Register listing alone doesn't require approval for a garage door.
On streets of pre-war houses and two-families, the garage is often a separate one- or two-car building at the back of the lot, sometimes shared by tenants. Many still have tilt-up or swing doors, or a sectional door added decades ago with extension springs. Extension springs without safety cables can whip loose if they break. We add cables or convert the door to a torsion spring.
Old garages may be narrower than today's standard sizes and the floor may slope. We measure each opening and can order a door to size. A new header or jamb may be needed if the wood is soft.
If you own a two- or three-family, a door that tenants use every day wears out sooner. A keypad lets each tenant open the door without sharing remotes. See garage door openers.
Snow off the roof can pile against the door. Keep the bottom clear and replace a cracked seal.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the city.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
