Andover's housing spans two centuries. The median unit dates to 1973; 23% of units predate 1940, 37% are from 1940 to 1979 and 16% from 2000 or later (ACS B25034). Detached houses are 68% of units and buildings of five or more 20% (ACS B25024). Eighty percent of occupied homes are owner-occupied.
The MHC inventory lists two local historic districts: Ballardvale (1995) and Central Street (2025). The state law behind them lets the district commission review exterior features visible from a public way, including the type and style of doors (MGL c.40C §5 and §6). If your garage faces the street in either district, ask the historic district commission what it needs before you order. Shawsheen Village, Academy Hill and Main Street-Locke Street are on the National Register MHC inventory; Register listing alone does not trigger a design review.
The early-1900s houses of Shawsheen Village and the streets near downtown often have detached garages with narrow openings. A carriage house door suits many of them, and low-headroom track can handle a short header.
Much of Andover's housing from the 1960s through the 1990s is colonials with two- and three-car garages. Wide, heavy doors put a lot of load on springs, cables and drums. When one of those springs breaks, the door can be dangerous to lift; leave it closed and call for broken spring repair.
Andover's Building Division requires contractors to collect the building card before starting work, between 7 am and 3:30 pm on weekdays, and warns: "If the permit card is not on site when the inspection is conducted, you will fail the inspection and pay a reinspection fee" (Andover Building Division). That reinspection fee is a town fee, not our price. On the state's chart, door replacement is a "maybe" for a permit and new installation a "yes" (mass.gov).
We install doors from Clopay, Garaga, Wayne Dalton and Amarr and repair openers of all brands.
