West Brookfield mixes old village houses with postwar and newer homes. Twenty-eight percent of housing units were built before 1940, 36% from 1940 to 1979 and 15% in 2000 or later; the median year is 1967 (ACS B25034). Detached houses are 83% of units, two- to four-unit buildings 9% and buildings of five or more 5% (ACS B25024). Eighty-one percent of occupied homes are owner-occupied.
The state inventory lists the West Brookfield Center Historic District (1990) and the Wickaboag Valley Historic District (2000) on the National Register (MHC inventory). It shows no local historic district in town, and Register listing by itself doesn't require a review to change a garage door. Owners of older homes often still want a door that suits the house.
The town's Building/Zoning page says applications are accepted only in the office during posted hours, asks applicants to speak with the Building Inspector before applying, and notes that electrical, gas and plumbing permits do not go to Building/Zoning (West Brookfield Building/Zoning). The state's home improvement chart says a garage door replacement may need a building permit and a new installation does (mass.gov). If your job needs one, we talk to the inspector first and bring the paperwork in person.
Pre-1940 properties often have a barn or carriage shed that now holds a car. The openings are rarely square, and the framing may have settled. We shim and frame the jambs before hanging a new door so it seals at the floor. A carriage house door with stamped panels keeps the old look.
Many postwar ranches have a one- or two-car attached garage with a low header. Low-headroom track lets a sectional door fit where the ceiling is tight. Replacing a worn chain-drive with a wall-mount opener frees ceiling space too.
If a spring snaps, the door gets very heavy and the opener may strain or stop. Leave the door closed and call us. We replace torsion springs in pairs on two-spring doors so both sides lift evenly.
Worn bottom rubber lets in leaves, water and cold air. A new seal and side stops close the gaps. See weatherstripping.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
