Berkshire County

Mount Washington is a small southern Berkshire town of about 187 housing units. About 49% are seasonal (ACS B25004). Single-family detached houses are 92% of units, two- to four-unit buildings 6% and buildings of five or more 2% (ACS B25024). Eighty-seven percent of occupied homes are owner-occupied. Thirty-one percent of units were built before 1940, 32% from 1940 to 1979 and 20% in 2000 or later; the median year is 1967 (ACS B25034).
About half the homes are seasonal. A garage at a house used part of the year has particular needs:
Housing splits into thirds: pre-war, postwar and recent. Pre-war houses often have barns or small detached garages; postwar homes have single-bay garages; homes from 2000 or later usually have insulated two-car doors.
Doors that sit unused get stiff. Springs rust and grease dries out. Lift the door halfway by hand when you arrive. If it falls or rises on its own, call before using the opener.
Snow and ice freeze doors to the slab. Free the door by hand, and replace a cracked bottom seal.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
If you're calling from away, tell us when someone will be at the house and whether the car is inside. Describe what the door does: stuck shut, stuck open, or reversing. Note the opener brand from the label on the motor. A door that suddenly feels very heavy has a broken spring, so leave it closed until it's repaired.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
