Methuen is the most suburban of the Merrimack Valley cities. The American Community Survey (2020-2024) counts 59% of its housing units as detached single-family homes and 72% of occupied homes as owner-occupied (ACS B25024, B25003). The median year built is 1968; 26% of units predate 1940 and 15% were built after 2000 (ACS B25034).
A high owner-occupied, single-family city with a 1968 median has a lot of attached two-car garages, many on houses from the 1960s through the 1990s. Those doors are now 25 to 60 years old. The typical service list is torsion spring replacement, worn rollers, hinges cracked at the center stile, and an opener that has slowed down or started reversing. For newer houses built since 2000, the doors are often lightweight builder-grade steel that dents easily; panel replacement can fix one damaged section when the model is still made.
When the whole door is due, homeowners often move to an insulated door, which also helps with a room over the garage. We can source from Clopay, Garaga, Wayne Dalton and Amarr.
We service and install every opener type and brand, including LiftMaster, Chamberlain and Genie. For a homeowner who wants phone control or delivery access, a smart opener fits most standard residential doors.
The Massachusetts Historical Commission inventory lists the Searles, Tenney, Nevins Historic District (2014) as a local historic district in Methuen (MHC inventory). Inside it, a door open to view from a public way counts as an exterior architectural feature under state law, and changes need a commission certificate first (MGL c.40C §5 and §6).
The state's home-improvement chart lists door replacement as "maybe" needing a building permit and door installation as "yes" (mass.gov); confirm with the Methuen building department.
