Barnstable County

Barnstable is almost entirely single-family. The American Community Survey (2020-2024) counts 81% of its housing units as detached houses and 76% of homes as owner-occupied (ACS B25024, B25003). Most were built in the Cape's postwar growth: 45% from 1940 to 1979, with a median year built of 1978 and just 10% before 1940 (ACS B25034).
Every Cape town, Barnstable included, is on the Massachusetts CZM list of coastal communities (CZM).
The Massachusetts Historical Commission inventory lists local historic districts in Barnstable including the Old King's Highway Regional Historic District (1973), Hyannis Main Street Waterfront (1996), and the Municipal Group and Pleasant-School Street districts (MHC inventory). The Old King's Highway district runs under its own special act, Chapter 470 of the Acts of 1973, which covers doors in view from a public street, way or place (Acts of 1973 c.470). In a chapter 40C local district, MGL c.40C includes doors open to view from a public way or body of water among the exterior architectural features that a commission must approve before any change (c.40C §5 and §6). If your house is in one of these districts, get the commission's approval before ordering a new door; carriage-house and paneled designs are the usual fit.
Salt air on the Cape rusts springs, cables, hinges and the steel skin of a door, and sand in the tracks grinds rollers down. A Barnstable door should get a tune-up more often than one in Worcester County: clean the tracks, lubricate the springs and bearings, and check the cables for broken strands.
Seasonal houses add a twist. A door that sits closed all winter can have a rusted spring that breaks on the first spring opening, or an opener whose battery backup has died. When we replace springs on the Cape we suggest coated springs and nylon rollers.
For new doors, we can source from Clopay, Garaga, Wayne Dalton and Amarr, including corrosion-resistant finishes for shore lots. We install and service every opener type and brand, including LiftMaster, Chamberlain and Genie. For owners who manage a house from off-Cape: we're licensed and insured, and proof of insurance, license and 1099 are available on request.
