Williamsburg has many old houses and a share of newer ones. Forty-three percent of units were built before 1940, 19% from 1940 to 1979 and 20% in 2000 or later; the median year is 1955 (ACS B25034). Detached houses are 73% of units and two- to four-unit buildings 23% (ACS B25024). Eighty-two percent of occupied homes are owner-occupied.
The state inventory lists the Haydenville Historic District (1976) and the Williamsburg Center Historic District (1980) on the National Register (MHC inventory). It shows no local historic district, so Register listing alone doesn't require approval to change a garage door.
Nearly a quarter of units are in two- to four-unit buildings, many of them older houses divided into apartments. Their garages are usually small and detached, sometimes shared. Doors may be tilt-up or swing doors. A sectional door with low-headroom track can replace them if the opening has enough height.
A fifth of the housing is from 2000 or later, usually with an attached garage and an insulated door. Their first springs are often near the end of their cycles. See torsion spring repair.
Sloped driveways and floors that pitch toward the door let water and ice collect at the seal. A thicker seal helps, and keeping the threshold clear lets the door close fully.
If your opener doesn't reverse when the door touches an object, stop using it until it is fixed or replaced.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
If you own a two- or three-family, give each tenant a keypad code instead of extra remotes, and change the codes when a tenant moves out. Have the springs and auto-reverse checked once a year, since several households using one door wear it faster.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
