Sixty percent of Wilbraham's housing units were built from 1940 to 1979. Another 10% predate 1940 and 10% are from 2000 or later, and the median year is 1966 (ACS B25034). Detached houses are 84% of units (ACS B25024), and 89% of occupied homes are owner-occupied. About 1% of units are seasonal (ACS B25004).
The state inventory lists the Academy Historic District and the Wilbraham Old Meetinghouse and Hearse House (both 1979) on the National Register, along with the Ludlow Village Historic District (1993) (MHC inventory). It shows no local historic district in Wilbraham, so Register listing alone doesn't require approval for a new garage door.
Wilbraham's Building Department mails an approved building permit to the property owner unless the contractor includes a stamped, self-addressed envelope. Inspections are called in by the contractor, except when homeowners are doing the work themselves, and building inspections are scheduled as needed between 9:00 A.M. and 4:00 P.M. (Wilbraham Building Department). The state chart says a garage door replacement may need a permit and a new installation does (mass.gov). When we pull the permit, we handle the inspection call.
Many houses from the 1960s and 1970s have garages under the living space. Noise and drafts reach the rooms above. An insulated door with fresh seals and a belt-drive opener makes a real difference. See belt drive openers.
A single 16-foot door is heavy. If one torsion spring breaks, the other can't hold it, and the opener shouldn't try. Leave the door closed and call for torsion spring repair. We replace both springs together.
Original wood doors on these homes often rot at the bottom section. If a matching section is still made, we can replace just that one. Otherwise a new steel door is lighter and needs less upkeep. See panel replacement.
Worn steel rollers clatter. Nylon rollers with sealed bearings run quieter. See garage door rollers.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
