Longmeadow is a town of detached, owner-occupied houses. Eighty-nine percent of units are single-family detached (ACS B25024), and 90% of occupied homes are owned. Fifty-six percent of units were built from 1940 to 1979 and 30% before 1940, while only 2% are from 2000 or later; the median unit dates to 1957 (ACS B25034).
The state inventory lists the Longmeadow Historic District (2012) as a local historic district (MHC inventory). The Green (1982) and the Longmeadow Street - North Historic District (1994) are on the National Register (MHC inventory). In a chapter 40C district, the commission reviews exterior changes visible from a public way (MGL c.40C §5 and §6). If your house is in the district, ask the commission before you change a garage door that faces the street.
The Building & Community Development Permitting Portal says that for Building Department permits "you may submit a paper copy of your application to the office, or you may apply online" (Longmeadow Building & Community Development). The state chart says a replacement garage door may need a permit and a new installation does (mass.gov).
Nearly a third of the housing predates 1940. Many of these houses have detached garages behind the house, sometimes with a narrow single opening or an old hinged door converted to overhead. Low headers and sloped floors are common. A carriage house door suits the architecture.
Houses from the 1940s to 1970s often have attached one- or two-car garages, many with original extension springs and older openers. We add safety cables or convert to torsion springs. See extension spring repair.
With almost no housing built since 2000, most garage doors here are replacements or repairs. Measuring the opening, headroom and side room carefully matters, since older garages are rarely standard sizes.
A wall-mount opener works in a detached garage with limited ceiling space.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
