Townsend is a town of detached houses: 83% of units are single-family detached and 11% are in buildings of five or more (ACS B25024). Eighty-two percent of occupied homes are owner-occupied. Forty-five percent of units were built from 1940 to 1979, 16% before 1940 and 14% in 2000 or later; the median year is 1976 (ACS B25034).
The state inventory lists Townsend Historic District I (1975), Townsend Historic District II (1978) and Townsend Historic District III (1983) as local historic districts (MHC inventory). In a chapter 40C district, the commission reviews exterior changes visible from a public way (MGL c.40C §5 and §6). If your house is in one of them, check with the commission before replacing a garage door you can see from the road.
Most of the housing is from the postwar decades. Typical garages are one- or two-car, attached or detached, often with original extension springs. Those springs should have safety cables through them. If yours don't, add them when you replace the springs. See extension spring repair.
Prewar homes and their barns often have openings that aren't standard. We measure the opening and headroom before ordering.
Long driveways and wooded lots mean you may not see the garage from the house. A smart opener shows whether the door is closed. Battery backup keeps it working through a power outage.
Ice can freeze the bottom seal to the floor. Don't force the door with the opener; free it first, and replace a cracked seal. See weatherstripping.
The state chart says replacing a garage door may need a permit and installing a new one does (mass.gov). We check with Townsend.
Insulated steel doors come in raised-panel, flush and carriage-style designs, with or without windows. A higher R-value matters most when the garage is attached or has a room above. We check headroom and side room before ordering, because some older garages need low-headroom track.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
