Wareham has a large seasonal share. Sixteen percent of housing units are held for seasonal or occasional use (ACS B25004). The median unit dates to 1958; 24% of units predate 1940, 48% are from 1940 to 1979 and 14% from 2000 or later (ACS B25034). Detached houses are 81% of units and mobile homes about 6% (ACS B25024). Eighty-four percent of occupied homes are owner-occupied.
The MHC inventory lists three local districts: Center Park and Parker Mills (both 1971) and the Narrows (1986). Under state law, a district commission may review exterior features visible from a public way, which includes doors (MGL c.40C §5 and §6). In those districts, check with the historic commission before changing a garage door that faces the street. The Tremont Nail Factory District is on the National Register (MHC inventory).
Wareham is on the coastal-communities list (Massachusetts CZM). Close to the water, springs, cables and bottom brackets corrode fast. Cottages shut for the off-season often have doors that stick or springs that have rusted. A tune-up when you open the house for the season catches problems early.
Almost half the town's housing is from 1940 to 1979: small ranches and capes with single garages. Common jobs are replacing an old wooden door with an insulated steel door and adding photo-eye sensors with a new opener.
Wareham's Inspectional Services moved to ViewPoint Cloud online permitting in February 2019. The department states that "ALL permit cards must be posted on-site in order for ANY inspection to be performed" and that "No inspections will be scheduled until a permit has been paid and issued." New permit fees took effect October 1, 2022; those are town fees, not our price (Wareham Inspectional Services). Per state guidance, a replacement door may need a permit (mass.gov).
We install Clopay, Garaga, Wayne Dalton and Amarr doors and repair openers of all brands.
