Weymouth sits on the South Shore between Quincy and Hingham, and it is on the Massachusetts CZM list of coastal communities (CZM). Its housing is mostly postwar. The American Community Survey (2020-2024) shows 49% of housing units built between 1940 and 1979, 22% before that and 13% since 2000, with a median year built of 1964 (ACS B25034).
The mix is split. Detached houses are 55% of units, but two- to four-unit buildings are only 7%, while buildings of five or more units are 33%: a town of single-family streets plus large apartment and condo complexes (ACS B25024). Two-thirds of homes are owner-occupied.
The postwar capes, ranches and splits on Weymouth's residential streets usually have an attached one- or two-car garage. After 45 to 85 years, the doors on most have been replaced, and the hardware on many of those replacements is now aging. A broken torsion spring is a typical failure, along with worn rollers and openers that strain or reverse. If the opener struggles, have the door balanced before changing the opener; a heavy door is often the real cause. We service and install every opener brand, including LiftMaster, Chamberlain and Genie.
The 33% of units in larger buildings bring a different kind of door: garage rows in condo complexes and parking-level doors under apartment buildings, run by an association or management company. Those doors run many cycles and the association usually specifies the model. We can source doors from Clopay, Garaga, Wayne Dalton and Amarr, which covers most specs, and boards can request our proof of insurance, license and 1099; we're licensed and insured.
Near the water, salt speeds up rust on springs, cables and bottom brackets. A yearly tune-up with lubrication and a cable check is the cheapest protection, and coated springs are worth asking about when you replace them.
The Massachusetts Historical Commission inventory lists National Register districts in Weymouth including Sea Street (2009), Front Street (2011) and Central Square (1992), and no local historic districts (MHC inventory). For building permits, the state chart lists door replacement as "maybe" and door installation as "yes" (mass.gov); ask Weymouth's building department about your project.
