Wakefield's housing is older and more mixed than many of its neighbors. The median unit was built in 1956; 32% of units predate 1940, 39% are from 1940 to 1979 and 17% from 2000 or later (ACS B25034). Detached houses are 54% of units, while 21% are in two- to four-unit buildings and 20% in buildings of five or more (ACS B25024). Seventy-one percent of occupied homes are owner-occupied.
The MHC inventory lists the Common, Wakefield Park, Yale Avenue and Church-Lafayette Streets historic districts on the National Register, all from 1989 and 1990. Wakefield has no local historic district on the MHC list, so a garage door change in those areas does not need a commission certificate. Houses near Lake Quannapowitt and the Common often have detached garages from the early 1900s, built for narrow cars. If yours is 8 feet wide or less, a new door can be made to fit, and a carriage house door suits many of those streets.
With about one unit in five in a two- to four-family building, many garages in Wakefield are shared or split between units. We need to know which owner is booking, and we program remotes only for the household that asks.
Capes and ranches from the 1940s to 1970s are the largest group. Their doors are often original or one replacement in, with extension springs along the tracks. Extension springs that have lost their safety cables can whip loose when they break; we add cables, or convert to torsion, as part of extension spring repair.
Older chain-drive openers in attached garages are loud in the bedrooms above. A belt-drive opener is quieter and can add Wi-Fi control.
The state's home-improvement chart lists garage door replacement as a "maybe" and new door installation as a "yes" for a building permit (mass.gov).
We install doors from Clopay, Garaga, Wayne Dalton and Amarr and repair LiftMaster, Chamberlain, Genie and other openers.
