Hampden County

Holland is a small town of detached houses. Ninety-eight percent of units are single-family detached (ACS B25024), and 95% of occupied homes are owner-occupied. Seventeen percent of units are seasonal (ACS B25004). Fifty-two percent of units were built from 1940 to 1979, 6% before 1940 and 25% in 2000 or later; the median year is 1972 (ACS B25034).
With about one unit in six held for seasonal use, a fair number of garages stay shut for months. A door that sits unused can stick, and a spring that breaks over the winter leaves the door too heavy to lift. Before you leave, run the door, lubricate rollers and hinges, and unplug the opener if you won't be back for a while. When you return, check the springs before you press the button.
Some older seasonal cottages have been made into year-round houses. Their garages may be small, with low ceilings and narrow openings. Low-headroom track lets a sectional door fit, and a wall-mount opener clears the ceiling.
A quarter of the housing is from 2000 or later. These usually have attached two-car garages, sometimes with a room above. An insulated steel door with a good bottom seal keeps the room above warmer.
Wooded lots lose power in storms. A battery-backup opener lets you get out, or learn how to use the manual release with the door closed.
If a cable has come off its drum, the door hangs crooked. Don't run the opener. See cable and drum repair.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with Holland first.
Gravel and grit tracked into the garage wear the bottom seal and can jam the lower track. Sweep the threshold and the track bottoms now and then, and replace a torn seal before mice find the gap.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
