Auburn is largely a postwar town. Half of all units (50%) were built from 1940 to 1979; 20% predate 1940 and 9% are from 2000 or later, and the median unit dates to 1963 (ACS B25034). Detached houses are 73% of units, two- to four-unit buildings 9%, buildings of five or more 9% and mobile homes 4% (ACS B25024). Eighty percent of occupied homes are owner-occupied.
The typical Auburn home from the 1950s and 1960s has a one-car attached garage or a garage under the house. Many still have heavy wooden doors and openers from the 1980s or 1990s without modern safety reversal. We replace doors with steel garage doors and fit new openers with photo-eye sensors.
One in five homes predates 1940. Those often have small detached garages with narrow openings and extension springs. We add safety cables or convert to torsion, and size new doors to the opening.
Two- to four-unit buildings often share a garage. Each door usually has its own springs and opener; tell us which is yours.
Auburn's Building Inspections Division at 104 Central Street says its new Online Permit Portal is live, and lists hours of Monday 8 a.m. to 7 p.m., Tuesday through Thursday 8 to 4 and Friday 8 to 1 (Auburn Building Inspections Division). Check the current fee with the building department; any permit fee is a town fee, not our price. State guidance lists replacing a door as possibly needing a permit and a new door as needing one (mass.gov).
Ice can lock the bottom seal to the slab. Free it before running the opener to avoid stripping the opener gear.
Garages next to manufactured homes are usually small single doors, often light-gauge steel that dents easily.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and repair openers of every brand.
