New Braintree is a small farm town with a large share of newer houses. Thirty-one percent of units were built in 2000 or later, 18% from 1940 to 1979 and 21% before 1940; the median year is 1987 (ACS B25034). Ninety-five percent of units are single-family detached (ACS B25024), and 90% of occupied homes are owner-occupied.
The Building Department lists office hours on Tuesdays from 2 to 4 PM, and the page posts a building permit application for one- and two-family dwellings and 2024 building permit guidelines (New Braintree Building Department). The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). If your job needs a permit, we prepare the application to bring in during office hours.
Homes from 2000 on usually have attached two- or three-car garages, often with a room above. The builder-installed doors and openers are now fifteen to twenty-five years old. Expect worn rollers, a first spring replacement and openers whose safety sensors have shifted. An insulated door and a quieter belt-drive opener are common upgrades when the original fails.
About a fifth of homes predate 1940. Many keep barns and sheds that hold vehicles or equipment. Barn openings are wide and rarely square. For a barn used only for storage, a plain ribbed steel door is enough. We rebuild the jambs first if the wood is soft.
Long rural driveways and heavy snow mean a garage that is hard to reach in a storm. A battery-backup opener works during outages, and a smart opener shows from the house whether a detached garage is closed.
If the door rises crooked or one cable is slack, stop using it. A cable that has slipped off its drum can let the door drop. See cable and drum repair.
Lubricate hinges and rollers, clear leaves from the tracks, replace a cracked bottom seal and test the auto-reverse with a piece of wood under the door.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
