Franklin County

Charlemont is a small Franklin County town with a mix of housing types. Detached houses are 69% of units, two- to four-unit buildings 15%, buildings of five or more 7% and mobile homes 6% (ACS B25024). Seventy-eight percent of occupied homes are owner-occupied. Thirty-six percent of units were built before 1940, 35% from 1940 to 1979 and 9% in 2000 or later; the median year is 1965 (ACS B25034). About 7% of units are seasonal (ACS B25004).
The state inventory lists the Charlemont Village Historic District (1988) on the National Register (MHC inventory). No local historic district is listed.
The Building Inspector page says Charlemont's building, electrical and plumbing inspection services are provided by the Franklin Regional Council of Governments' Cooperative Inspection Program (Charlemont Building Inspector). The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). If a permit is needed, we file through the program.
About three in ten homes are in multi-unit buildings or mobile homes. Garages at those properties may be shared bays, carports with a shed, or a single detached garage behind a two-family. Each needs a different door: a sturdy high-cycle door for a shared bay, a light door for a shed.
Over a third of the housing is pre-war. Doors on old detached garages often ride on worn rollers and bent track. If the door jerks or comes off its track, stop using it. See off-track repair.
Check springs and seals at the start of each season.
Rinse road salt off the bottom of a steel door in spring to slow rust.
If tenants share one garage, give each a separate keypad code and change it at turnover. Have the springs and auto-reverse checked once a year, since a shared door cycles more.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
