Most Malden households live in multi-unit buildings. In the American Community Survey (2020-2024), 34% of Malden's housing units are in two- to four-unit buildings and 35% in buildings of five or more, while 24% are detached single-family houses (ACS B25024). The stock is old, with a median year built of 1950 and 45% of units from 1939 or earlier, but 15% have been built since 2000 (ACS B25034). About 41% of homes are owner-occupied.
That mix gives Malden three kinds of garage door. Old two- and three-family houses may have a detached garage, sometimes shared between units, with an aging wood or early steel door. Newer apartment and condo buildings, the 15% built since 2000, tend to have a parking-level door that runs dozens of times a day. And the single-family streets have ordinary attached garages. When a detached garage is shared, tell us which households need remotes or keypad codes so each one can be set up on the opener.
For the old detached garages, the main risks are extension springs without safety cables and rotted bottom sections; a replacement light steel door often outlasts repeated wood repairs. For high-use doors in newer buildings, the priorities are spring cycle rating, rollers and a regular tune-up. We service and install all opener types and brands, including LiftMaster, Chamberlain and Genie.
Malden Inspectional Services takes permit applications through its online portal. Its permit guidance page says "Permits are processed in the order they are received" and that inspectors contact applicants by email or phone (Malden permit FAQ). The state home-improvement chart lists door replacement as a "maybe" for a building permit and door installation as "yes" (mass.gov), so ask the city about your project first.
We can source doors from Clopay, Garaga, Wayne Dalton and Amarr. For landlords and condo boards: we are licensed and insured, and proof of insurance, license and 1099 are available on request.
