Much of Medford's housing is pre-war, and it is evenly split between houses and multi-families. The American Community Survey (2020-2024) gives a median year built of 1942, with 49% of units built in 1939 or earlier (ACS B25034). Detached single-family homes and two- to four-unit buildings are each 34% of the stock, and 54% of occupied homes are owner-occupied (ACS B25024).
With half the homes built before 1940, the garages in Medford range from tiny detached bays built for a Model A to attached two-car garages on later capes. In an older bay the question is sometimes whether to widen the opening; that's a framing project and may need a permit, so we price it separately from the door. Where the opening stays, a lightweight steel door with a torsion spring set balanced for its weight is gentler on an old header than a heavy wood door.
Two-families with a shared garage have the same issue as anywhere: twice the cycles. A tune-up once a year, with lubrication, cable inspection and a balance check, catches worn parts before they fail. Openers in those garages see a lot of use; we service and install every brand, including LiftMaster, Chamberlain and Genie, and belt-drive units keep the noise down for the unit over the garage.
The Massachusetts Historical Commission inventory lists local historic districts in Medford at Hillside Avenue (1985) and Marm Simonds Hill (1985) (MHC inventory). Inside them, MGL c.40C treats doors visible from a public way as exterior architectural features, and the historic district commission must approve changes before work begins (c.40C §5 and §6). If your house is on one of those streets, check with the commission before you pick a new door style.
MassGarage is family owned with 15 years of experience. We can source and install doors from Clopay, Garaga, Wayne Dalton and Amarr. When a two-family shares the garage, tell us which unit is calling so the right remotes get set up.
